Why is Hong Kong Housing the Most Unaffordable in the World?
In 2018, Hong Kong for the eighth year had by far the most unaffordable housing prices (taking 20.9 years’ median household income to buy a median price housing unit) among over 400 cities in the world. The crux of the matter is perhaps not the shortage of land supply nor the failure of the price mechanism to balance demand and supply, but the structural and administrative obstacles, rational/irrational expectations, our foreign exchange regime, Hong Kong as a small and open economy, and circumstances beyond our control.
